Another heritage hotel to come up in Patiala ;on 40-year lease

Punjab government has initiated the process to develop another heritage building of pre partition period into the heritage hotel. It will be a second heritage hotel in the royal city Patiala, after “The Baradari Palace” heritage hotel.

As per the proposal mooted by Punjab government, Punjab Infrastructure Development Board (PIDB) will do the work and award the heritage hotel project on public private partnership (PPP) model to develop, complete, operate and maintain pre-Partition era building, which was till a few years ago is with the Punjab PWD department.

The said building is “old PWD rest house, on Bhupindra road, spread in an area of 3.94 acres and 12,400 built-up area. At present, the site is owned by the Department of Housing and Urban Development, after the PWD made another guest house, for its own officers. The site also has servant quarters and garages. Most of the area is green with trees, shrubs and grass. The existing building has eight rooms.”

Another heritage hotel to come up in Patiala; on 40-year lease

The estimated project cost as per the term sheet of PIDB is Rs 28.10 crore and the heritage hotel, have minimum 50 rooms, with commercial area, food court, fine dining restaurant, gym, activity hall, spa, sauna, souvenir shop and banquet facility. The number of rooms could be increased as per the demand and business plan.As per the proposal, the developer can alter, dismantle the care taker area, garages .

The collection of the tariff from all the rooms, rentals from the commercial and revenue from operations of other facilities over the contract period of 40 years, including completion and construction period.
